Keep the plumbing where it is, if you can

Moving a sink, a gas line or a waste stack is one of the largest single cost items in a kitchen, and it is almost invisible in the finished room. If the current layout works, keeping the services where they are frees budget for the finishes you will actually see every day.

That is not an argument for accepting a bad layout. It is an argument for being honest about whether the layout is genuinely bad or simply familiar.

Decide your selections before demolition

Every selection made after work has started is a decision made under time pressure, and decisions made under time pressure cost more.

Cabinetry, stone, tile, hardware, lighting and appliances should all be finalized before the first day. That is also what lets the schedule hold, because cabinetry lead time starts the day your selections are final, not the day the contract is signed.

Spend where you touch it

Hardware, faucets, drawer runners and the working surface are the parts of a kitchen your hands are on every day. They are also comparatively cheap to upgrade relative to the whole project.

Decorative elements that nobody touches are the right place to economize. A less expensive backsplash tile installed well outperforms an expensive one installed badly, every time.

• Upgrade: faucet, hardware, drawer boxes and runners, task lighting.
• Economize: decorative tile, pendant fixtures, open shelving, pantry interiors.
• Never economize: waterproofing, ventilation, electrical.

Hold a real contingency

On a house of any age, something behind the wall will not be what the drawings assumed. Old wiring, undersized framing, a waste line running where it should not.

A contingency of 10 to 15 percent is not pessimism, it is planning. If it goes unused it is still yours. If you did not set one aside, the same discovery becomes a difficult conversation instead of a routine one.
