Garage Conversion Ideas: Turn a Classic Space Into Living Square Footage

A garage is usually the largest under-used room in a house. The slab, the walls and the roof already exist, which makes conversion the cheapest finished square footage most homeowners can add.
What the space can become
The most common conversions are a home office, a gym, a guest suite or an extension of the main living space. The choice determines the mechanical requirements more than the finishes do.
A home office needs power, data and daylight. A gym needs impact flooring, ventilation and clear ceiling height. A guest suite needs a compliant egress route and, usually, plumbing.
Insulation is the whole job
A garage is built to be unconditioned. Converting it means insulating the slab edge, the walls and the roof to habitable standards, then bringing heating and cooling into the space.
Skipping that is why converted garages so often feel like converted garages: cold underfoot in winter, hot in summer, and noticeably different from the rest of the house.
The garage door opening
Infilling the door opening is a structural job. The header stays, the infill has to be framed, insulated and finished, and the exterior needs to match the rest of the house rather than announce what used to be there.
Alternatively, replacing the door with glazing turns the worst-lit wall into the best one.
Permits and resale
Converting a garage changes the use of the space and requires permits for framing, insulation, electrical and mechanical work. Properly permitted conversions generally add value. Unpermitted ones generally cost value at the point of sale.
In a two-car garage, converting one bay and keeping the other for parking is often the easiest route to approval and the least contentious at resale.
